How much does a home inspection cost in Miami-Dade and Broward?

A single-family home inspection starts at $475 for up to 1,500 sq ft, plus $100 for each additional 1,000 sq ft, with the wind mitigation and 4-point reports included. Use our price calculator above for an instant estimate.

What's the difference between a 4-point and a wind mitigation inspection?

A 4-point checks the roof, electrical, plumbing and A/C, and insurers often require it for older homes. A wind mitigation documents your roof-to-wall connections, roof covering and window protection, which can qualify you for insurance discounts. $150 each, or $250 for both.

When should I get a mold inspection?

If you notice a musty smell, had a leak or flood, see spots on walls or ceilings, or are buying a home and want peace of mind. Mold testing starts at $450 with 3 air samples and lab analysis by PRO-LAB.

Can I get an inspection before I sell my home?

Yes. A pre-listing inspection shows you any issues before buyers find them. There's no upfront cost: the fee is paid at closing from the sale proceeds.

Do I need to be there during the inspection?

It's not required. If you attend, the inspector walks you through the findings at the end. If you're out of state, we can do the walkthrough by FaceTime.

Do you inspect roofs for leaks?

Yes. Our roof inspections check condition, leaks and expected remaining life, starting at $150. When a roof can't be walked safely, we use a drone.
